Finally finishing another remodeling project of mine. This one is another tega cay south Carolina townhouse on lake Wylie with a boat slip. Finishing completely almost always takes longer than expected and expecting that helps lessen the frustration that is inevitable. I have also received a request to sell a water view lot in the edgewater community in Lancaster south Carolina. The land is truly beautiful and a great investment but I fear a little before it's time. Also planed communities are not what I typically deal with. The question more than any is whether I am the Broker that can best serve this clients needs. At first I thought no,but having researched the sales history for the edgewater community and speaking with several agents and real estate brokers I can and will serve this client as well or better than other real estate agents. Moving and selling personal properties ,such as real estate holdings and personal residences is such a difficult decision for most people. Even when the choice seems so obvious and so over due most people will have so much indecision and ambivalence as to suffer far more than necessary the paralysis of analysis. How sad it is to watch some very capable and intelligent people lose their money both coming and going ,by this i mean the depreciation and or nominal appreciation of their present home while homes nearby and all around them appreciate at rates from 14-35% a year. How sad to think that the homes that they could have so easily afforded just one short year ago are quickly becoming untouchable while they ponder and compromise with heads full of rationalizations. Oh well I myself have missed out on so many great investments and stock offerings fortunately my quality of life has not been compromised too much. Enough I need to go to a real estate meeting and then find another house to rehab. Happy house hunting to all. 2007-04-05 11:50:57 GMTComments: 2 |Permanent Link

Another beautiful day in Charlotte. I understand that it's ten degrees in Buffalo while here, there is a little bit of a chill at 60. Spring is nearly here, and in a week or two all the various leaf and flower will make the Charlotte area one of the most beautiful places in the world. Enjoyed closing a couple of deals last week and was very pleased that almost all parties were very satisfied with the outcomes. It really is a joy to help others make such positive changes in thier lives. I managed to find another place with a boat slip on Lake Wyle and have been remodeling it before actually taking legal possession, not something I would advise the faint of heart to ever do. Truly a way to make a rather easy and stress-free process nerve-racking. Nonetheless I will totally change the look and feel of the lake house, rent it out and move to the next exorsicm and resurrection of a distressed property. 2007-03-08 23:30:23 GMTComments: 0 |Permanent Link
Entry for February 1, 2007 ![]() Snow in South Charlotte. It is almost like having a true four seasons. However as a fellow Buffalonian in Charlotte so aptly pointed out, "Why this is nothing compared to the Buffalo blizzard of '77." The odd thing being that he was not yet born for that fine event, but hey, I can't help but give him props for his dramatic delivery. I suspect given a couple more years here he too will start wearing gloves. 2007-02-01 20:24:48 GMTComments: 0 |Permanent Link

Read recently that the Charlotte area home prices have appreciated some 14%. Not bad when you consider all the talk of the bubble bursting. In reality it is nearly ridiculous to speak of a Charlotte market with some broad percentage. Charlotte is made up of so many areas, sub areas, sub divisions and pockets that truly a person has to become a real estate broker to have half a chance at understanding which area is doing what. The days of being a general real estate expert are gone. With Charlotte booming into a major metro area trying to serve the whole region is absurd. One of my favorite brokers knows so much about the Midwood area I am ever impressed by her ability to identify house by house the goings on there. That she often knows such incredible detail has been an inspiration for me. Slowly and surely I too am learning an equal amount about much of the South Charlotte area. For now I am very happy to work in areas like Heritage Woods, Provincetowne, Lakeside Acres, Providence Plantation and The Reserve. 2007-01-31 02:42:09 GMTComments: 0 |Permanent Link
